Clean cheap and in delaware no sales tax
The HOA of Mallard Lakes for years have kept the condo fees very low. This has been detrimental to the community the past few years due to very little monies in the reserve to replace various big ticket items.
Awesome vacation. So peaceful and 3 min from the ocean.
I would not recommend purchasing any property at Mallard Lakes until the current HOA Board has been replaced.
I would recommend looking around for a better deal to rent in the summer or to own. Sorry!
Mallard Lakes is a beautifully maintained community with lovely amenities. Two freshly maintained pools well-equipt with comfy chairs and umbrellas, two sets of top condition tennis courts, shuffleboard courts, sand volleyball court and two recently refurbished playgrounds for the kids. The grounds which are kept as lovely as any golf course in Augusta. The staff and grounds crew never stop. In between keeping the grass freshly cut, snow cleared (yep we get some of that white stuff), keeping roofs in great shape and the outside power washing, they freshen and mulch my little flower patch every year. Many families make their home here, but some units are available for seasonal or weekly rental. Its generally a quiet place, with room to ride bikes, picnic at one of the grill stations or over by the bird sanctuary/salt inlet fed by the bay, drop a crab pot in the salt lake, or fish off the several docks on the lakes. A number of residents rent a storage spot in and store their kayaks in residential racks. Don't be surprised to see one or several of the resident blue herons or snowy white egrets if you take a morning jog on the quiet streets. While many residents have lived here for over two decades, they are welcoming to summer visitors. Its a respite from the hustle and bustle of the town centers, but the Fenwick Island, Bethany and Ocean City amusement areas are a short ride away, with all the miniature golf, caramel popcorn, Thrasher's french fries and funnel cakes you can eat. There's nearby outlet shopping in west Ocean City and Rehoboth Beach, each about a half hour away. The popular guarded Delaware Seashore Parks with pristine beaches are only 5 minutes east and the local bayside park has kayaks for rent and tours while two nearby marinas rent boats and jet skis. Several highly-rated restaurants are within walking distance with everything from creative Mexican to spectacular local seafood and a great view thrown in. We've loved spending summers, weekends and holidays in our home here for almost 30 years. Although we did a search for a "better" property when we retired a few years ago, we found that nothing could compare to the complete and affordable home in Mallard Lakes and stayed put and continue to love the community.
Nice quite getaway
As far as a weekly summer rental, the HOA Board have so many rules and nickel and dime renters for every amenity which is included in the owners monthly condo fees. They say they offer more than what is actually offered. No paddle boats, vollyball, teather ball, bad mitton, working hot tub just to mention a few. The grounds (landscaping) and roads are in terrible condition and are not maintained on a regular basis.
